🏬 La compañía, que supera los 2 millones de m2 de GLA administrados, continúa con su estrategia de crecimiento orgánico y de M&A, reforzando su posición como principal plataforma de activos en la región andina.
Un 96,4% de ocupación registró Mallplaza durante el 3Q2024, cifra que representa el mayor nivel para este indicador en los últimos 5 años. En tanto, el costo de ocupación registró una baja de 0,2 p.p., situándose en 9,9%. Lo anterior refleja el éxito en la ejecución de la estrategia de negocios y el atractivo de una propuesta de valor variada, mejorada y volcada al cliente, en los 26 centros urbanos de la compañía en la región andina, un mercado de más de 100 millones de habitantes.
De acuerdo a los últimos Estados Financieros, Mallplaza anotó un incremento en el flujo de visitantes (+5,6%), alcanzando 74 millones de visitas registradas en periodo. También evidenció un crecimiento del 10,7% en las ventas de sus socios comerciales, así como un alza de ingresos (+8,3%), EBITDA (+7,0 %) y FFO (+14,5%), además de lograr un nivel de eficiencia del 78,5%. Asimismo, se muestra una sólida estructura de capital y balance, cerrando el trimestre con una ratio de Deuda Financiera sobre EBITDA de 2,2x veces; con lo que se espera concluir el año en línea con los niveles estructurales, luego de consolidar la compra de Falabella Perú S.A.A.
Cabe mencionar que estos resultados incluyen un efecto contable no recurrente, debido al retraso en la apertura de una tienda en Colombia durante el tercer trimestre de 2023. Sin este ajuste, el crecimiento de ingresos y EBITDA se situaría en el rango del 14%, en línea con la tendencia observada en la primera parte del año.
“Mallplaza ha sabido entender las particularidades de cada uno de los mercados en que está presente, lo que nos permite ser capaces de entregar múltiples y potentes propósitos de visita. Junto con ello, estamos consolidando nuestra estrategia de crecimiento en la región andina gracias a una plataforma de activos premium a gran escala y un modelo de negocio centrado en la experiencia. Solo en el 3Q2024 abrimos 132 nuevas tiendas -llegando a 463 durante 2024- lo que nos confirma que somos el socio principal para marcas de alto valor, como H&M, IKEA, Inditex, Decathlon, Adidas, Nike y Puma, y contar con socios comerciales altamente diversificados”, explica Fernando de Peña, gerente general de Plaza S.A.
Ejemplo de lo anterior son las aperturas de nuevas tiendas H&M en Mallplaza Sur y Mallplaza Iquique, en el marco de la alianza estratégica con esta marca llegando a 18 tiendas a nivel regional; el fortalecimiento de la propuesta de Autoplaza en Chile con las aperturas de Derco y Rosselot en Mallplaza Vespucio, Kia en Mallplaza Alameda, Gildemeister en Mallplaza Tobalaba y BYD en Mallplaza Trébol, además de las dos nuevas oficinas del registro civil en Mallplaza Vespucio y Mallplaza Alameda. En Perú, en tanto, aperturaron Yoyoso en Mallplaza Bellavista, American Eagle en Mallplaza Trujillo y Mallplaza Arequipa y Bath & Body Works y Caffarena en Mallplaza Trujillo. Por último, en Colombia, destaca la apertura de Fun Jungle en Mallplaza NQS, espacio de 5.500 m2 que se consolida como el parque de inflables más grande de la región, fortaleciendo la propuesta de entretención en este centro urbano.

El crecimiento es parte del ADN de Mallplaza y como tal la compañía continúa avanzando. Es así como, por ejemplo, sumará 225 mil m2 de GLA de crecimiento orgánico en los próximos años en Chile y Perú. En Chile, durante el último trimestre de este año se abrirá la zona Lifestyle de Mallplaza Vespucio. Esta área convertirá a Mallplaza Vespucio en el centro urbano más grande del país en términos de GLA. La zona, que cuenta con el 100% de sus espacios con acuerdos comerciales, incluirá formatos flagship, como la tienda Zara más grande del Cono Sur (4.300 m²), H&M, Aufbau, distribuidora de productos Apple con el formato de tienda más grande de Chile y GAP, entre otras marcas. En términos de conveniencia, contará con supermercado Santa Isabel, una tienda Casaideas y una zona de servicios que aprovechará el alto flujo generado por dos estaciones de metro cercanas.
